The honest limits of any inspection
We document what is visible and accessible. We can’t see inside sealed walls, closed duct runs, or sealed refrigerant circuits — and we won’t pretend to. When something accessible points to a deeper issue, the report says exactly that, and what verifying it would involve, before anyone spends anything.

What does the 18-point AC inspection include?
It covers 18 documented categories: thermostat, filter, evaporator area, blower, condensate system, visible electrical condition, airflow indicators, outdoor equipment, visible wiring condition, system cleanliness, UV system, visible moisture, unusual noise or vibration, system age, equipment identification, accessible duct connections, visible insulation condition, and overall condition. You get the findings in writing, with photos where practical.
What is the difference between an AC tune-up and an inspection?
An inspection documents condition; a tune-up performs maintenance tasks. Our scheduled visits do both jobs in one appointment: the 18-point documented inspection plus included plan services like filter replacement and the sanitation treatment. Anything beyond that scope is recommended in writing, never assumed.
How often should an AC system be inspected in Florida?
Twice a year is the standard we build the plan around — Florida systems run nearly year-round, so they accumulate a full northern year of wear in roughly half the time. Two scheduled visits let problems be caught while they are still small findings on a report instead of breakdowns in August.
